Landholdings are generally thought of as either registered or unregistered. In the case of registered land, the boundaries are defined by the Land Registry title plan. It should, however, be noted that the Land Registry only records their interpretation of the boundary descriptions that are found in the pre-registration conveyance deeds.  At the bottom of the Title Plan will be the phrase ‘Land Registry can only record their interpretation of the boundaries descriptions that they find in the pre-registration conveyance deeds’. In the case of unregistered land the boundaries are defined in the earliest conveyance deed or transfer deed relating to the land in question.

All this means that well drawn up maps just do not exist with boundaries defined down to an accuracy of a few millimeters.Where does this leave you if you are attempting to define a boundary between yourself and a neighbour?

Boundary disputes can be very involved and it will often be necessary to seek professional help to resolve an issue. Completing the form above will instantly give you a list of Surveyors who can help you. In addition to their contact details you will also be given details of their experience and qualifications to help you make a choice. It should be useful for you to initially phone some of them and speak in general terms about your requirements. Before appointing a supplier and placing an order you should ensure yourself that your chosen supplier has satisfactory qualifications, experience and insurance, to provide the level of service that you require.

The Party Wall Act 1996 applies where someone wishes to carry out work on or close to a boundary. If you do not require help to define a boundary, you may need help with a Party Wall Award
