Applying for Planning Permission

When putting a planning application together it is very important that you consider the purpose and the audience.  The purpose is to gain permission for your project.  The audience is of course the Planning Authorities and other interested parties such as neighbours and other people who live locally. To maximise your chances of success it is very important that the application is written in the best way possible.  This is where a local consultant can help, provided that he or she really does have a good feel for what the Planning Authorities will want to see. By filling in the form above you will be given contact details for local experts who will be able to help you.  Your next step would be to talk to these experts about your requirements.  They should be able to give you an indication of possible timescales, costs and the likelihood of success.  Once you have considered your options, your next step would be to appoint a planning consultant to help you through the process.

Planning Permission Appeals

It is quite common for Planning Applications to be turned down.  If this happens you will need to consider lodging an Appeal.  Just because your application has been turned down, does not mean that gaining permission will not be possible.  A well written appeal adequately addressing the Planners concerns may result in success.

Permitted Development

While major changes to existing buildings and new developments require planning permission, there are some cases that are treated differently.  These tend to be small projects that do not have any significant impact on the local environment. These developments are known as permitted development.  Examples are: some conservatories, new decking, replacing windows etc).  You may wish to talk to your local Planning Authority or a planning expert to see if your proposed project can be classed as a permitted development.  Please do keep in mind that some projects may not need Planning Permission but they may still be subject to Building Regulations.

Customer Feedback

Please see below for some Feedback from Customers who have used our website:

Planning applications into Harrow Council are well known to be a nightmare, so used Richard Domenech to handle the application and produced the required drawings and details for the aplication. It turned out to be a major problem with Harrow but Richard worked hard to resolve the issues for me. I'm glad he handled it as I would have had neither the skill or patience. Would recommend Domenech Designs

The website was very helpful. I followed up with Malcolm Percy of Building Design & Planning Consultancy and found them to be excellent and knowledgeable.

Fluent Ads from the start were great at communication and this followed through with the final product of the plans for our loft conversion. They listened to our needs and requirements and came up with a good plan to utilise all space in our large loft. We would highly recommend this company for small or large projects. You won't be disappointed. The website is also a good place to see their capabilities! Thanks Tom and the team!

Armo designed the plans for our house extension; a double storey side extension and rear single extension. Not only have we been incredibly happy with his fantastic designs, but he has been very supportive whilst we await planning approval from our local council, changing the designs where needed to suit everybody. He works very meticulously, and worked tirelessly to meet the specifations we gave him. I would highly recommend Armo Akanesyans - M. N. Architectural Studio to anyone.
