Damp & Timber Report

Having had a Building Survey carried out on a property, it is not unusual for the surveyor who has carried out that report to recommend a Damp & Timber Report, or other specialist reports, especially in an older property. A Damp & Timber Report will highlight any issues with dampness, rot or timber infestation in a property, which could lead to expensive remedial work being required.

Externally, the surveyor will inspect the roof and chimney stacks as well as the guttering and downpipes as leaks or blockages in these can cause dampness in walls. He will then check any existing damp proof course. If there is a physical damp proof course in place the surveyor will check its condition and report if it has become damaged over time. Note will also be made if the surrounding areas, such as flower beds or a driveway have been raised above the damp proof course level.

Internally, the surveyor will use with a damp meter to check the moisture levels present in the walls and will inspect the property thoroughly for any visual signs of condensation, penetrating or rising damp. He will inspect roof timbers in the loft for timber infestation such as woodworm and fungal decay such as dry rot. If felt necessary he may also lift carpet corners and floor boards where possible, to inspect the timber joists and sub-floor area of the property.

Dampness in a property can eventually cause structural damage as well as potentially leading to problems such as wet rot and dry rot. The longer damp is left then the worse the problems of timber decay will be to the property and the more expensive remedial work will be.

Before selecting a possible Surveyor you should ensure that they have appropriate qualifications, accreditation, experience and insurance.

Customer Feedback

Please see below for some Feedback from Customers who have used our website:

Simon Wall Surveyors was excellent from start to finish and I would highly recommend you select them for your survey. They emailed me with a sample of what I would actually receive once the survey was done. All work carried out within the time limit and both Steph and Simon were very helpful and efficient with responses / questions. The report I received was very detailed and explained things in my opinion in language you can understand not jargon that means nothing to average me. Cant fault Simon Wall from start to finish and if I ever needed a surveyor again I wouldn't hesitate and I would definitely use him again.

The website was exceptional and clear in the way that we were able to choose a service that we required, giving us a good selection of appropriate people in that industry. Supplier Used: David Preston Associates Supplier Feedback: We were very impressed with David and the way he accommodated us with our request to do a survey at a particular time as we very limited with the opening times on our new premises. David was very approachable, he communicated well with us prior to the survey and he arrived at the premises at the time we had arranged. David took his time doing the survey and paid attention to detail which was followed through in his report. We would have no problem with recommending him or using him in the future. Thank you David.
