HomeBuyer Report (HBR)

It is a good idea to commission a HomeBuyer Report if you are planning to purchase a property that is of conventional construction, has not had any major alterations and is in reasonable condition.  A Chartered Surveyor who is licensed for this service with the Royal Institution of Chartered Surveyors (RICS) will spend two to four hours surveying the property and will give an expert and independent view on the property’s value.  The report will cover structural safety and highlight problems such as damp and anything that fails to meet current building regulations, hence it is more detailed than a valuation report.  It is however, less comprehensive than a Building Survey.  For details of different surveys available please see our information sheet on different types of surveys

If the property is in need of renovation or if you're planning major alterations, this particular survey is not suitable.

The HomeBuyer Report is written in a standard format set out by the RICS and will comment on:

- the general condition of the property (including garage and other permanent structures).

- any major faults in accessible parts of the building that may affect the value.

- urgent problems that need inspecting by a specialist before you sign a contract.

- results of tests for damp in walls.

- damage to timbers - including woodworm or rot.

- the condition of any damp-proofing, insulation and drainage.

- the energy performance of a property.

- the estimated cost of rebuilding the property for insurance purposes.

- the value of the property on the open market.

How to Find a Local Surveyor

If you complete the form above you will instantly receive estimates and contact details from a number of local Chartered Surveyors.  You will be able to contact them directly to discuss your requirements and agree a price for the HomeBuyer Report you require.  For your own peace of mind you should also check their credentials; qualifications, accreditation, experience and insurance.  You will find the estimates are very competitive and kept low as there is no middle man involved.

Note that the HBR replaced the previous Homebuyer Survey & Valuation (HSV) report format which was withdrawn in 2010.

What do our Customers say about our Surveyors?

Everyone who requests an estimate from the website is asked for their feedback on how the website operated, and also on the Supplier they chose.  Some of their comments can be seen below.

The website worked well. I chose JSR Consultants who gave an excellent service. Simon Rafferty at JSR provided a very swift and professional service. Thank you

Joseph gave me instant feedback by phone which was very detailed . Then I received the home buyer report with great information
Mary, Belfast
Les was able to provide a Home Buyer's Report at short notice, which was very helpful to pushing forwards our purchase. He kept us informed at each stage and provided an overview email prior to the main report. The report was detailed and well presented, and highlighted areas where we should obtain further information of responsibility from our solicitors. Highly recommended and will use again.
Paul, Cheshire
The website was easy enough to navigate; promptly got some recommendations, varying in price and product, e.g., one of the much cheaper ones doesn't include photos in their reports. I also got a few 'cold calls/mails' which I'm generally wary of, but that's not the website's fault. I got an appointment quite quickly. Les carried out the survey as agreed, no delays. The report - complete with photos - was prepared diligently and delivered on time. He always replied to my mails promptly, and afterwards was readily available to advise on a few issues noted in the survey. Also his fees were very reasonable. I would certainly recommend and his services again and would recommend. I would however point out that Les is a qualified building surveyor, but not a valuer so he does not do valuations, only surveys.
M. Fashola, Farnworth
Helped me pick a RICS qualified surveyor from near where the house is, and allowed me to compare prices. Made it much easier to choose and helped me to understand the service offered. RICs uses a standard template for reports so this produces greater consistency in the way reports are presented. They also all use traffic light system to identify riskiest repairs/areas of concern. Excellent service and very comprehensive report I do not usually provide company feedback, but felt compelled to do so given the quality of work and service received. The report covered every bit of detail required for us to make an informed and correct decision. My Solicitor stated it was the best survey they had seen and will now be recommending Melanie and the Survey company to their clients in the future.
Ian, St. Albans
The service was excellent. They provided a very competitive quote, and were helpful and professional throughout. I wanted to undertake some alterations to the property I was hoping to purchase and the surveyor agreed to meet me at the property towards the end of the survey to verbally discuss issues arising from the survey and the feasibility of what I was planning to do. This was invaluable help and much appreciated. The few points I wanted further clarification on after the survey was produced were answered fully and promptly. I would strongly recommend this firm
Mr Williams, Denton, Manchester
Oliver Trice recently did a full building survey for me in Teignmouth, Devon. I found him to be very thorough and easy to contact and speak to. He gave me detailed verbal feedback while he was still on site and followed up with an equally detailed report later. I found his rates to be reasonable for the work he did. I would have no hesitation recommending him if you need a survey.
