HomeBuyer Report (HBR)
It is a good idea to commission a HomeBuyer Report if you are planning to purchase a property that is of conventional construction, has not had any major alterations and is in reasonable condition. A Chartered Surveyor who is licensed for this service with the Royal Institution of Chartered Surveyors (RICS) will spend two to four hours surveying the property and will give an expert and independent view on the property’s value. The report will cover structural safety and highlight problems such as damp and anything that fails to meet current building regulations, hence it is more detailed than a valuation report. If the property is in need of renovation or if you're planning major alterations, this particular survey is not suitable.
The HomeBuyer Report is written in a standard format set out by the RICS and will comment on:
- the general condition of the property (including garage and other permanent structures).
- any major faults in accessible parts of the building that may affect the value.
- urgent problems that need inspecting by a specialist before you sign a contract.
- results of tests for damp in walls.
- damage to timbers - including woodworm or rot.
- the condition of any damp-proofing, insulation and drainage.
- the energy performance of a property.
- the estimated cost of rebuilding the property for insurance purposes.
- the value of the property on the open market.

The report - complete with photos - was prepared diligently and delivered on time. I would however point out that Les is a qualified building surveyor, but not a valuer so he does not do valuations, only surveys.
Helped me pick a RICS qualified surveyor from near where the house is, and allowed me to compare prices. Made it much easier to choose and helped me to understand the service offered.
