What are the different types of Estate Agent?
When selling a property it is usual to contact a Local Estate Agent. For many situations this is still the best way, however there are significant costs involved in this method. With the increase in the use of the internet there are now different possibilities for you to consider. By completing the form above you will instantly see estimates directly from people who can help you. The suppliers offering the lowest cost options are likely to be operating solely on line. They are able to keep their overheads down by not having a local office. Thus they are able to offer a lower cost but still effective service. Some of the higher cost estimates will be from suppliers who operate from a local office, thus their costs will be higher. It could be that they will be more focused and may therefore have a higher probability of obtaining a quick sale for you at a good price. It is impossible to tell you the type of Estate Agent that will be best suited to you, but seeing a set of estimates is a good place to start. You can make contact directly with the suppliers and discuss your requirements in detail which will help you make an informed choice about how best to proceed.
You will need to have an Energy Performance Certificate (EPC) for the property before you place it on the market. It is likely to me more cost effective to have this done by an independent assessor.
You will also need a Floor Plan of the property for the sales brochure. This might be supplied by the Estate Agent but again it may well be more cost effective for you to arrange this indepently.
