What are the advantages of getting planning approval before you buy?

There are several advantages. Firstly, it can demonstrate to buyers how they can extend the property and add value. For example, it might give a growing family the confidence that they can squeeze in an extra bedroom if needed in the future, stopping a property from being dismissed at the early stages.

Alternatively, you could also secure outline planning permission which doesn’t include details of the design but offers a ‘permission in principle’ instead. This doesn’t give you the go ahead to start the work. Instead, it’s often used to explore whether a build is viable. Yet according to TV host Phil Spencer, it can still add plenty of value to your property.

Once you’ve submitted your plans, you can expect to wait around eight weeks for a decision on a full application unless the proposed project is unusually complex or large, in which case the time limit is extended to 13 weeks.

Does it add value?

The simple answer is yes. Without breaking the bank, planning permission has the potential to help sell your home. It is tricky, however, to put an exact figure on any expected increase as it depends on several factors such as where the property is located, what kind of work is covered by the planning approval and when permission was granted.
