Whether you want to build an extension or convert the loft or garage, a big decision you’ll face is choosing a designer to realise your dream project. So how do you decide whether you need an architect, architectural technologist or a package design and build company? Here we look at different options.

Do I need an architect?

Not every project requires the design expertise of an architect. Some homeowners tackle major projects, such as a two-storey extension, without the help of an architect. Others hire an architect for a minor kitchen or bathroom refurbishment. There are no set rules. It is up to you.

Ask yourself do you need help with the design? TV shows such as Grand Designs have given the impression that architects build only the spectacular rather than everyday projects. The reality is their role is not limited to six-figure schemes. For some architects, home extensions and loft conversions, costing £80,000-plus, are their bread-and-butter. That said, other architectural firms are only willing to work on bigger projects.

Advantages of a hiring an architect

Architects are highly trained design professionals. If you’re planning a particularly complex scheme or building on a sloping site, an architect can help you find creative solutions that you or your builder might not have considered. Similarly, if your home is in a conservation area or listed, it’s helpful to have an expert on board who can look at the big picture and tell you whether your ideas are feasible or not. If you need planning permission, an architect can be invaluable in negotiating with the local planning authority on your behalf.

Architects have the design flair, imagination and technical expertise to add real value to any project. They will help you make the most of the space available, ensure the light is right and come up with bespoke one-off designs tailored to your home’s architecture and the property’s setting. If you engage an architect, you will nearly always end up with a better result. An architect can also help you find a builder and manage the project from concept to completion, smoothing the whole process.

If a fully qualified architect is what you want, make sure you get one. The title 'architect' is protected by law in the UK. Professionals calling themselves ‘architectural designers’ probably aren’t fully qualified, though they may have lots of experience. It typically takes a RIBA (Royal Institute of Chartered Architects) Chartered Architect seven years to qualify, so you can be assured of their professional competence. When investing in a large project for your home, hiring a Chartered Architect will give you peace of mind.

Architectural technologists and technicians

If you have clear ideas about what you want then you may not need the creative input of an architect. In this situation an architectural technologist or technician might be a better hire.  Most architectural technologists have studied a three-year degree approved by the Chartered Institute of Architectural Technologists (CIAT). Meanwhile architectural technicians typically have a higher-level technical qualification, such as an HND. Some technicians may have a degree in architecture but didn’t complete the professional diploma to become fully qualified architects.

While individual technologists and technicians, have some design flair too, their skillset lies more in the function, form and performance of a building. They produce the technical and detailed drawings and plans required for building control and planning purposes as well as to go out to tender. Their role might also include planning advice and project management, for example, inspections to check the quality of what has been built.  

Homeowners are likely to get a more affordable service from an architectural technologist or technician compared to an architect. Hourly fees will be lower while still delivering a workable solution for your dream home extension or conversion.

Package home design

There are specialist firms offering home renovations and remodelling, including additions and extensions. Many offer a comprehensive service, including design, planning and construction. Homeowners may be asked to choose a design from the company’s catalogue as a starting point which can then be customised to meet their needs and tastes. Changes could be structural, for example making a room bigger or smaller or as simple as a change of window colour.

Check the qualifications of the company’s design consultants. If they don’t have any qualified architects, architectural technologists/technicians, chartered surveyors or structural engineers on the payroll alarm bells should ring. Be aware these companies may be  less likely to push the boundaries but rather dial down your ideas to meet regulations and planning.   If you are happy with a standard solution, this may be an option to consider as you won’t have the hassle of looking for a building contractor or applying for planning permission or building consents. That said, check exactly what services come as part of the package deal.

The main benefit is cost control. When you have agreed on a plan, they will give you a fixed quote and contract.  Also, every aspect of the build will be managed for you, so it should be hassle-free. The aim is to keep your project on schedule so that it can be completed within a set timeframe and budget. Be aware this option may be more expensive than appointing your own architect or technologist/technician and building contractor.

Whether you opt for an architect, technologist or a package design and build company, don’t just settle for the first designer you meet. Walk around your site with a few experts and see what solutions they suggest. Make sure their skillset and the services they provide are in line with your requirements. Ask for references from previous clients and try to visit some of their projects.
