Loft Conversions
The most underused area of most houses is the attic. Draped with cobwebs and full of boxes filled with things that have not been seen, never mind used for years.
It is then, little wonder that when many homeowners outgrow their properties, they look to the rarely used, room sized space that is their attic and consider the possibility of creating a new, useable living space. An extra bedroom, perhaps with an ensuite bathroom, a much needed, working from home study, or a studio style living area for a growing teenager.
Such a project brings an extended living area to an existing property, negates the need for the costly exercise of upsizing to another house and as an additional bonus, adds value to the property. Converting a loft space is a project which may provide one large new room or two smaller spaces. Before deciding on the best configuration for the loft space, consult an architect or builder with experience of loft conversions and take advantage of their knowledge of past projects.
Loft conversions with roof light windows, rear dormers, or hip-to-gable extensions can often be built under Permitted Development, without the need for planning permission, provided the additional volume of the space created does not exceed 50m3 (40m3 for semi-detached and terraced properties). Individual Local Authorities will be able to advise on this and they should be consulted at an early stage to avoid confusion and unnecessary expense at a later date.
There are various different routes to go down when undertaking a loft conversion. An architect can help with the design, guide the property owner through the required planning procedures and ensure that the project complies with the relevant building regulations when the builder of choice is carrying out the work. An experienced builder will follow the architect’s plans, or if they specialise in loft conversions, may be able to design, build and sign off the finished build as being compliant.
It is also important to get building control sign off at the end of the project, this is a legal requirement as it will state that the conversion complies with building regulations.
Always ensure that your chosen supplier has the relevant experience and qualifications, to provide the level of service that you require and always ask for references as to past work, before appointing a supplier and placing an order with them.
