Company Information
When you have found potentially a property that you believe may be of interest to you, you need to be in a position to make an informed decision on various matters that concern the property and its surroundings. Before a decision to make the purchase legally binding your should minimise the risks to yourselves by asking a qualified surveyor to answer these questions for you:-
1. Is the agreed price reasonable?
2. Are there drawbacks that I don't know about?
3. If so what do I need to do about them
Instructing a surveyor to conduct a Homebuyer Survey and Valuation on your behalf means that you should eliminate any unpleasant and economical problems after the conveyance is completed. In a few cases a surveyors report, and possibly some specialist reports may allow you to renegotiate the price accordingly.
You may feel that having a mortgage valuation report is sufficient but you should bear in mind that the lender criteria and your own personal criteria may vary significantly. Under no circumstances should you rely on the mortgage valuation to answer the questions which concern your own personal interest. The lender is only concerned with the appropriate security for your loan.
Surveys Available.
Basic Survey— For newer properties still under NHBC guarantee
Homebuyer Survey—For older style properties
Building Survey—For properties that have potential defects.
