Access and Oversail - Often, property owners via their appointed contractor wish to undertake building works to their properties, that mean that they need to over sail their neighbours land either with scaffolding and/or cranes or simply personnel access .

This form of survey can be used for a variety of reasons including provision of Expert Reports for presenting evidence.
Building Reinstatement Cost Assessments - Owners of property often require reinstatement cost assessments of their property portfolios for insurance services. This is known as a Reinstatement Cost Assessment (RCA) and its calculation provides a figure representing the cost to reinstate a property in the event of it being destroyed.
Building Surveys - These are carried out for a variety of reasons: pre-acquisition for owner occupation; acquisition of leasehold interests; for identification of building defects, planned maintenance and the like.
Dilapidations - This is a term that refers to the wear and tear that a property sustains during its tenure. Most properties are let between Landlords and Tenants under a building lease that define the obligations and repairing liabilities of both these parties and as such who is responsible for the dilapidation of a building during the lease term. Dilapidations arise when either party fails to meet their lease obligations either during or at the end of the lease. These are defined as alleged beaches of the covenants in a lease and are itemised in a Schedule of Dilapidations that forms the basis of subsequent negotiations to agree compliance with the lease. A tenant can limit their liability with a condition survey, called a Schedule of Condition before they enter an onerous repairing covenant.
Party Wall Matters - A party wall is a wall that separates two properties and is bound by The Party Wall etc. Act 1996. You are entitled to undertake alterations to a party/ structure on the basis that your neighbour is advised of your pending work and that any damage caused will be repaired.This Act also covers proposed building work astride the line of junction and/or or excavation near a neighbouring property.
Project Management /Contract Administration - Involves a range of duties from simply administering the building contract financially, through to fully managing your construction or renovation project, including making sure that you comply with the various rules and regulations. We can help create the initial Specification and then oversee the competitive tendering process and award the contract, tailoring around your budget and circumstances, giving you the reassurance that your project is organised, controlled and implemented correctly to your satisfaction. They can range from simple external redecoration through to extensions and refurbishments.
